Franklin, Cardwell & Jones' front team was operating out of executive space in Las Colinas during the search. "They really wanted to be Downtown," says Billy Coleman with Grubb & Ellis Co. The tenant rep tells GlobeSt.com that the short list contained four buildings in the CBD, but 1700 Pacific's rate and available space on an upper floor, which once held another law firm, were the dealmakers. Suzette Schultz with Interior Space Design of Dallas handled space planning.

According to Coleman, the new office will be headed up by Greg Jones, who will divvy his time between Dallas and Houston. The 17-attorney firm specializes in personal injury and commercial cases.

The 1.3-million-sf 1700 Pacific has 617,276 sf available. The 49-story tower's space is on the market at $10 per sf to $18 per sf plus electric. Jeff Eckert, a vice president for Dallas-based Trammell Crow Co., and James Esquivel, senior vice president, represent the building owner, Berkley Investments of Los Angeles, which bought the structure in mid-June for a reported $100 million. The new owner vowed at the time to put an aggressive lease-up strategy into play.
