Pinnacle Interior Elements Inc. will move in Dec. 15 to 1432 Wainwright Way, exiting 6,500 sf at 2525 Tarpley Rd. "They needed the space immediately," says Mark Hull with Henry S. Miller Commercial in Dallas. He tells GlobeSt.com that the Frankford building, owned by Indianapolis-based Duke Realty Corp., was one of two on the short list. The win came with "an aggressive rental rate," he adds. Comparable space in the submarket hovers $5.60 per sf.

Hull says the decision was tied, in part, to Duke's willingness to expand the 2,900-sf office by 3,500 sf. The contractor was focused on setting up an office with "a corporate feel" yet with plenty of warehouse space, he says.

Hull teamed with Brett Owens from Henry S. Miller Commercial. Duke's team consisted of Jeff Thornton and Ben Appleby, who have roughly 84,986 sf left to fill due to Ultimate Electronics Inc.'s pullout from the 221,400-sf business distribution center.
