Robert Maguire, with CB Richard Ellis/New England, tells GlobeSt.com that the three-story 42,000-sf office building, which was completed in 2001, offered the Bloomington, IL-company a central location in a class A building in Boston's western suburbs.

"It works well for them," Maguire says of the Southborough site. Terms of the lease were not disclosed. State Farm will share the building, which is about 92% occupied, with several other tenants, including Hitachi and the communications company Mitel.

McGuire represented the owner Capital Group Properties, along with Christopher Tosti and Robert Walles, also with CB Richard Ellis/New England. Chris Everest of Nordlund Associates, of Beverly, represented the tenant.
