The 100,716-sf San Felipe, built in 1979 at the corner of San Felipe Street and Voss Road, is 92% leased with the new deal. No major renovation to the space was required as part of the deal.
"This is a class B building, but all newly renovated with new interiors and finishes, carpeting and wall coverings in the common areas," says Marci Phillips, leasing manager with PM Realty Group in Houston, who represented the building owner, KBS Realty Advisors of Newport Beach, CA. Evonne Keene of Transwestern Commercial Service's Dallas office represented Avatech, a national design automation technology firm that works with manufacturing, engineering, building design and facilities management.
Phillips says the office building has had some good interest from potential tenants. "I have some things working," she tells GlobeSt.com. "I'm hoping they'll close by the end of this year."
