Christopher Curley with GVA Thompson Doyle Hennessey & Stevens tells GlobeSt.com that the medical firm selected the building because it offered easy access for its tenants along with about 3,500 sf of added space for Commonwealth Surgical's growing business. The firm is currently located in about 4,000 sf of office space at 101 Main St. in Medford, but will move into the three-story, 50,000 sf building at 91 Montvale Ave. later this month. Terms of the lease were not disclosed.

The mixed-use building is about 90% occupied by several other medical firms and small businesses, including Fitzemeyer & Tocci, a mechanical engineering company, and the accounting firm David J. Carlton.

Curley worked with the landlord's representative Aidan Murray to represent landlord Everest Partners in the transaction. Jay Blacker of Bostonia Realty of Boston of represented the tenant.
