Flowers signed a three-year, stair-stepped lease for the lion's share of the building's shell space, Stephen Cooper with the Robert Lynn Co. in Dallas tells GlobeSt.com. The structure at 4930 Olson Dr., owned by Becknell Wholesale Co. of Lubbock, came on line in the first quarter. The 27,000-sf block was marketed for $3.50 per sf, but the price rose to $4.50 per sf if it meant being subdivided, he explains, adding marketing began around the time the building delivered.
Flowers intends to open doors in late December or early January, according to Cooper. "It was a location thing. There really isn't that much out there," he says about the win. "It was a very simple deal. Improvement costs were pretty low." Matt Frizzell with Stream Realty Partners LP in Dallas represented Flowers Baking Co.
