ELMC, based in Wheat Ridge, extensively researched the area and found that residents want better access to healthcare. "Currently, as many as 15% of our patients, and 15% of our employees, reside in the Southwest community," says Bob Malte, ELMC president and CEO.

Planned services at Lutheran Southwest include immediate care; primary care practices; women's mammography and breast care; diagnostic services including imaging and cardiology testing; specialty services such as cardiology, cancer treatment, orthopedics, pediatric, hand, sleep disorders and gastrointestinal care; and short-stay and outpatient surgery.

"This project is a milestone for us in Denver, but similar to what we are doing all over the country," says Harry Jewett, vice president of Lauth Healthcare. During the past year, Lauth's healthcare division has developed more than 30 projects throughout the US, representing approximately two million sf and $380 million of investment.

Lutheran Southwest is being developed on an eight-acre site overlooking C-470 near the Bowles Avenue interchange in Littleton, one of the fastest growing communities in Denver. Health Connect Properties is the leasing agent for the property. Construction is scheduled to begin spring 2006, with occupancy expected in January 2007 when the first phase of the building is complete.
