TAMPA, FL-Royal Parc Apartments, a 324-unit, 248,739-sf garden-style apartment community here, has been sold by ER Investments LLC of Miami to Atlanta-based Miles-Society Park LLC for $15.8 million. The price tag for the 34-year-old community equals $48,765 per unit and $64 per sf.
The 98%-leased property, at 6919 Bonair Dr., sits on 15.89 landscaped acres. The community has 162 one-bedroom units and 162 two-bedroom units ranging in size from 624 sf to 960 sf. One-bedroom, one-bath units rent for $400 to $600 per month. Two-bedroom, two-bath apartments rent for $435 to $730 per month. Royal Parc is located near Interstates 4, 75 and 275.
The Goldfinger-Johnson-Crotty Group of Marcus & Millichap in Tampa represented the buyer and seller. "The asset offers an excellent unit mix and an outstanding amenities package that will continue to add value for the investor," says Bob Goldfinger, a senior investment associate and a senior director of Marcus & Millichap's National Multi Housing Group.
