MALDEN, MA-Two single-story industrial properties on the same street have been sold to separate buyers in deals that brought the sellers the highest price per sf for industrial buildings here. Sign manufacturing firm Sign Art sold its 42 Sharon St. property for $750,000 and will move to 60 Sharon St., after buying that property for $950,000, Philip Burgess with Burgess Properties in Malden tells GlobeSt.com.
Sports Medicine and Rehabilitation Therapy Inc., based here and in Reading, purchased the 42 Sharon St. property and will move into the building once renovations are completed. The 60 Sharon St. building purchased by Sign Art, was previously owned by Hannaford and Dumas Inc. The full-service printing company moved into a 30,000-sf building in Malden that it purchased prior to the closing.
Burgess says the sale of both buildings--nearly 4,500 sf at 42 Sharon St. and 9,800 sf at 60 Sharon St.--represent the highest per sf sale prices for industrial buildings in the Malden area. The 42 Sharon property sold for $97 per sf, while the 60 Sharon building went for $167 per sf. "There's nothing even remotely close to it." Burgess represented the buyer and seller in both transactions.
Earlier this summer, Boston Wood Floor Supply Inc. paid $1.1 million for a 20,000-sf warehouse building at 120 Canal St. that set a new price point at $85 per sf. In nearby Chelsea, a 24,000-sf industrial property at 25 Griffin Way sold in July for $2.2 million or just under $100 per sf.
