CHELSEA, MA-Brickpoint Properties of Malden has acquired a 57,000-sf air freight building for $3.75 million. It was on the market for one month.
The firm picked up the 8-24 Griffin Way property from Logan Properties. Earlier this year, Brickpoint purchased a similar facility on the same street.
It was the third warehouse in Chelsea's industrial region to sell for more than $2 million this year. Earlier this summer, the Weco Group Ltd. purchased 25 Griffin Way along with 66,000 sf of land for $2.2 million.
"They're good investment properties and most have a history of full occupancy because the demand is there," Phillip Burgess with Burgess Properties of Malden tells GlobeSt.com. He notes that the location near Logan International Airport and a limited zoning region for air-freight warehouses has kept most facilities at full occupancy.
The 8-24 Griffin Way property is about 80% occupied by Bruning International, Panalpina and Dachser and several smaller firms. The transaction was handled for the seller by Warren Brown of Boston Commercial Properties. Burgess represented the buyer.
