The long-term deal also delivers another tenant from the suburbs, points out John Spafford with locally based PM Realty Group. And, he tells GlobeSt.com, that he is negotiating with another 5,000-sf tenant to move from the Galleria area to the 264,885-sf building at 1010 Lamar St. "There is a slight trend that we hope continues," he says.

The engineering firm's lease, pushing the building's occupancy to 94%, went full circle in 90 days for the sixth-floor office. "What made it work was the ability to combine the spaces since the building's relatively full," Spafford says. "We have one tenant rolling out and this one's rolling in right behind them." Talks for office space in the structure begin at $16.50 pef sf gross.

Rich Pancioli of Trammell Crow Co.'s Houston office represented E&C, which will be relocating from 550 Westcott St. in Central Houston. Spafford teamed with PM Realty's Doug Little to negotiate on behalf of the building owner, KBS Realty Advisors of Newport Beach, CA.
