"We're not trying to transform it into a class A building," McCoy says of the renovation. "But we do want it to be a class B building with the best quality and value in the North Dallas corridor."

Located between Greenville Avenue and Plano Road, the building was constructed in 1979 and renovated in stages beginning in 2003 following its 1999 acquisition by RREEF. A new roof and HVAC system was added and interior and exterior renovations, designed by architect Mark Pross of Dallas-based Pross Design Group Inc., were completed.

McCoy says the new renovations include interior and exterior upgrades, improved lighting and signage and re-styled entries. The property is currently occupied by Intrusion Inc., a high-tech firm that provides data privacy protection, network intrusion prevention and intrusion detection products. The company, which occupies32,000 sf, recently inked a long-term lease deal on the property.

McCoy says the remainder of the building is expected to be fully leased within the next 18 months at rates ranging from $14 per sf to $15 per sf, net.
