Representatives for the developer couldn't be reached by GlobeSt.com's publication deadline. However, Atlanta area construction sources familiar with comparable large ventures tell GlobeSt.com the estimated total hard construction cost for the project will be at least $250 million. They base their estimate on a cost of about $190 million for the 2,120 residences; $32 million for the apartments; and about $50 million for the retail space and related amenities.
The Virginia developer is asking Troup County commissioners to approve rezoning the agricultural-zoned site which could also have an active seniors' residential component, according to brokers following the project. The development site is near Interstate 85, just south of the Coweta County line and about 45 minutes from Hartsfield-Jackson International Airport.
