LIVONIA, MI-Alliance, OH-based Robertson Development Corp., an investment arm of Robertson Heating and Cooling, continues its expansion plans in Michigan with the leasing of a 40,760-sf industrial building for four and a half years.

The deal on the property, located at 32650 Capitol St., involved certain concessions, says the tenant's representative Tony Avendt at Grubb & Ellis Co.'s Southfield office. Avendt tells GlobeSt.com that Robertson had examined other properties in Livonia, and "the landlord's willingness to modify the building to suit their needs, the location in Livonia and the ability to store materials on site made this the most attractive site."

He says that the landlord's modifications on behalf of the tenant included creation of space for a showroom, and modifying the truck wells to help with customer pick-up. The quoted lease rate for the space was $4.25 per sf, triple net annually with TIs separate.

"They plan to expand further into Michigan with more sites," says Advendt, who is the exclusive broker for Robertson. Robertson, which distributes heating and plumbing supplies to contractors and builders, already has Michigan locations in Grand Rapids and Warren.

Grubb & Ellis' John Arthurs assisted Avendt in representing the tenant, while Gary Glotzhober of Colliers International's Southfield office represented the landlord, FR Capitol Drive, LLC of Livonia, in the transaction.
