Proficiency expanded its space by more than 2,000 sf under the two-year lease arrangement. The company had occupied 5,000 sf at 33 Boston Post Rd. in Marlborough, Matt Flaherty, with CB Richard Ellis/New England, tells GlobeSt.com.

"They decided to upgrade their facilities, have their sales force closer to Boston and upgrade the image of their company," Flaherty says of the firm's decision on the move. "It's probably the highest end building in all of the suburbs. There's a cafeteria, conference center, gym, a marble atrium and underground parking."

Terms of the lease were not disclosed but Flaherty says Proficiency got into the building below the $30-per-sf going rate in the Waltham submarket. The deal was negotiated for the tenant by Flaherty and CBRE brokers Chris Tosti, Bob McGuire and Rob Walles. John Boyle and Dave Boyle of Trammell Crow Co. represented the sublessor, BMC Software Inc., a provider of enterprise management solutions.
