Lone Star Steel delivered the largest deal of late for the 95%-leased, 350,000-sf complex owned by Beal Bank. The firm held tight to 22,635 sf on two floors and added 4,765 sf to pick up the balance of the sixth floor in the 170,000-sf Beal Bank Center II at 15660 N. Dallas Parkway, says Burson Holman from Grubb & Ellis Co. The company, which takes over the extra space Jan. 1, pushed its term to 2010 with the reworked pact, he tells GlobeSt.com. Bill Jones with Hay & Jones in Dallas represented Lone Star Steel.

Also expanding is Marquess & Associates, a staffing company that added 700 sf to its 2,100-sf second-floor office in the two-story Beal Bank Center III at 15441 Knoll Trail Rd. The firm, one of the original tenants in the 23-year-old building, signed a five-year lease in a direct deal with Holman and his partner, Kathy Permenter.

The 20,350-sf Beal Bank Center III, now 70% leased, also landed a three-year renewal from Circuitpac Design Inc. for its 3,276-sf office. Jim Turano with Henry S. Miller Commercial in Dallas was the tenant's rep.

In Beal Bank I, SunTrust Mortgage renewed a 2,700-sf lease and added 2,000 sf in a reworked pact for fourth-floor space that pushes the term to 2011, according to Holman. The six-year tenant's expansion nudged occupancy to 95% in the 155,000-sf building at 15770 Dallas Parkway. Bill Mass with Chicago-based Golub & Co. negotiated on the tenant's behalf. Across the board, talks open with the $17 per sf, full-service quote.
