227,000 SF of Leases Bring Reservoir Woods Building to 75% Occupancy

Fresenius, which was represented by Andy Majewski and Michael Ripp, both with CB Richard Ellis/New England, will move its east coast offices from its current 95 & 99 Hayden Ave. in Lexington into 205,000 sf at 920 Winter St. Battery Ventures, presently located at 20 Williams St. in Wellesley, will move into 22,320 sf at 930 Winter St. The venture capital firm, which also has an office in San Mateo, CA, was represented by Roy Hirshland of T3 Realty Advisors. Details of those leases were not disclosed but Marcus says space is expected to lease in the low-to-mid $30 per-sf price range.

The Davis Cos. developed the spec building at 920-940 Winter St. in Reservoir Woods in conjunction with Prudential Real Estate Investors. The pair acquired the 56-acre property in 2001 from Polaroid Corp., which used it as its world headquarters. Earlier this year, Davis began a $200-million speculative project to transform the IM Pei-designed site into an office and research campus. The site currently contains a pre-existing building, formerly occupied by Polaroid, along with the spec property. A third building is planned once lease up of the existing buildings are completed.
