Greg Hoffmeister, managing director of T3 Advisors of Waltham, tells GlobeSt.com that EnerNOC Inc., a provider of demand response and energy management solutions to commercial, institutional and industrial users, relocated from its present 5,000-sf offices near Faneuil Hall into the 22-story, 251,000-sf building. The company signed a sublease agreement with Amdocs Inc., a firm that provides customer management solutions. "It was clearly more space than they needed now, but the economics of the deal made it attractive."
Terms of the lease were not disclosed but Hoffmeister says direct lease space in the 75 Federal St. building, which is 84% occupied, rents in the high $20-per-sf price range. He notes that the space allowed EnerDOC to take advantage of plug-and-play space without the need to spend money for capital improvements. Hoffmeister handled the sublease arrangements for EnerNOC, while Ogden White, with CB Richard Ellis' Boston office, handled the negotiations for Amdocs.
