McDermott, a relocated company from New Orleans, is taking down 41,089 sf or the top two floors of the 14-story, 279,329-sf structure at 757 N. Eldridge Pkwy. Art Baylis and John Scoblick with Cresa Partners' Houston office represented the tenants.

Doug Little, vice president of PM Realty Group in Houston, tells GlobeSt.com that McDermott will move in after the first of the year. The space is now undergoing finish-out. McDermott is an energy services company, with subsidiaries offering various services for clients in the energy industry, including engineering, fabrication, installation, procurement, environmental systems and research.

The McDermott deal follows on the heels of a 6,260-sf deal inked by Turn-Key Specialists, which has relocated its headquarters from 11700 Old Katy Rd. to Two Eldridge Place. Turn-Key, an oil and gas engineering, procurement and construction firm, was represented by Kelly Hanks and John Richardson with the local firm, Office Space Advisors.

"This puts the whole project at about 81% occupied. We've leased close to 100,000 sf this year of new space," says Little, who with colleague Wade Bowlin represented the building owner, KBS Realty Advisors from Newport Beach, CA. Little says there are no more pending deals, but interest has been strong in the office building, which was built in 1986 and renovated in 2001.
