HOUSTON-As part of its expansion plan, Houston-headquartered Bison Building Materials, Ltd., has leased 46,670 sf in a multitenant office/industrial property. The transaction involves a five-year lease at the 195,000 sf property, located at 3233 W. 11th St."We were asking $.30 per sf industrial gross, and what we got was very close to that," comments John Ferruzzo, principal and head of the industrial division with NAI Houston. Ferruzzo and NAI's Barrett Gibson represented the landlord, 3315 West 11th, Ltd. in the transaction.Ferruzzo tells GlobeSt.com that, though the property is approximately 50 years old, there were few TIs involved with or needed with the lease. "The property is in pretty good shape," he adds.Other tenants in the building include Alliance Maintenance and Service Inc.; Kormex Foods Inc., Meridian Alliance Group; Ola Develpoment Inc. and Universal Drilling Co.Bison Building Materials, which serves the construction and trades markets, is a manufacturer and distributor of construction packages, such as form lumber and roof decking, as well as commodity and custom doors, columns, cabinet doors, molding, plywood and stair parts. The company has other locations throughout the Houston area, as well as in San Antonio and Denver.
