NEW HAVEN, CT-Two rental apartment communities in West Hartford and another in West Haven have changed hands. Luzern Associates LLC acquired the 46-unit Westwynd Apartments complex on Caya Avenue and the Park Place West Apartments, which contains 63 units on Newington Road in the Elmwood section of West Hartford, from Grove Operating LP for $9 million. The Park Place Apartments development consists of two detached masonry buildings that were built in 1963. The Westwynd property consists of a four-story masonry structure built in 1969. Steve Witten and Victor Nolletti of Marcus & Millichap were the sole brokers in the transaction. The seller was represented by Daniel Baskes of the law offices of Daniel L. Baskes of Chicago. The purchaser was represented by Michael Byrne of Day, Berry & Howard LLP of Stamford.

Witten and Nolletti were the sole brokers in the sale of the Armory Apartments at 511 Main St. in West Haven for $3.2 million. Taymil Armory LLC picked up the site from West Haven Armory Associates LLC. The seller was represented by Howard Kantrovitz of Kantrovitz & Bernstein PC. The buyer was represented by Scot Miller and Frank Apical of Bingham McCutchen LLP.

The 57-unit development was built circa 1900 and was formally used as a State of Connecticut Armory. The property was converted into residential apartments in 1987.
