In a second deal at the building, Oxford Instruments, a high technology tool and systems company, signed on to take 20,000 sf in a move that will increase the company's size by about 5,000 sf. Oxford was previously located at 150 Baker.

With the deals, the site is now 90% leased. Trammell Crow Co.'s John Boyle tells GlobeSt.com that both leases offered the firms an on-site cafeteria, a health facility and upgraded space along with long-term value. Terms of the leases were not disclosed, but Boyle says space in the building generally rents for about $20 per sf, full service gross.

Boyle along with colleagues Keith Gurtler and Debbie Howerton represented owner Spear Street Capital. Brian Hines and Henry Johnson, also with Trammell Crow represented Earth Tech and Bruce Grean of CBRE/New England represented Oxford.
