Bomanite Corp. tapped the last available space in an 80,000-sf office/warehouse at 1249 Ave. R, owned by Proterra Properties Inc. of Dallas. The building owner's marketing director Dan Lawson tells GlobeSt.com that work on the specialty finish-out has ramped up for a lease that kicked in five days ago. "They're doing most of it," he says.

Lawson says Bomanite's submarket search, led by Brian Pafford with Dallas-based Bradford Cos., landed three buildings on the short list. "The City of Grand Prairie was very cooperative," Lawson explains about the speedy process in signing off on building changes so Proterra could reel in the deal. The Avenue R space was on the market for $2.50 per sf net.
