NORTHRIDGE, CA-Overton Moore Properties of Gardena has begun construction of its Northridge Business Centre, a 167,000-sf industrial condominium development on Nordhoff Street between Winnetka and Tampa avenues. The project, which is a joint venture of Overton Moore Properties and Pacific Coast Capital Partners,will consist of 16 units ranging from 8,600 sf to13,600 sf that OMP will market for sale or lease.

The project will be completed and ready for occupancy in July of 2006, noted Timur Tecimer, president of OMP. The company anticipates that four of the buildings fronting Nordhoff Street will sell to office/R&D users.

OMP acquired the 7.4-acre site in December 2004 from the 3M Corp. The property, which is adjacent to the 3M manufacturing plant, was designated as excess land by 3M.

Bennett Robinson of CB Richard Ellis, the listing agent for the project, describes the site as an in-fill location in supply-constrained market.The development is being designed by Ware Malcolm, with Norm Wilson & Sons as the general contractor for the project.
