BeautiControl Seals BTS Deal for $35M-Plus Production Plant

The locally based beauty products company headquartered at 2121 Midway Rd. in Carrollton has signed a 10-year lease to expand its manufacturing and distribution operation. The facility will be ready to occupy by the third quarter.

"The location is close to their headquarters and it gave them the opportunity to build what they needed," Mark Miller, president of NAI Robert Lynn in Dallas, tells GlobeSt.com. "We looked at other buildings to retrofit, but at the end of the day it made sense." Miller and Adam Curran, an associate in the brokerage firm, spent about 10 months on the site search, which crisscrossed Northwest Dallas.

Carter T. Crow, vice president for the Carrollton-based Billingsley, says it took nearly four months of talks to nail down the second build-to-suit for the 1,900-acre, mixed-use Austin Ranch. BeautiControl's new plant will rise in a 60-acre plot zoned for light industrial use at the corner of Parker Road and Plano Parkway.

The official groundbreaking takes place tomorrow at an 11 a.m. ceremony. The dignitary list includes BeautiControl president Kristi Hubbard and operations vice president Heather Chastain, Carrollton Mayor Becky Miller and Billingsley managing partner Henry Billingsley.

BeautiControl, founded in 1981 as a wholly owned subsidiary of Tupperware Brands Corp., has been on a growth fast-track for the past year. Last year, the firm leased 125,000 sf of distribution space along Commodore Road, pushing its overall operation to 590,000 sf in Carrollton. BeautiControl's existing manufacturing facility, about 100,000 sf at 3311 Boyington Dr., will be put up for sublease when the relocation is complete, according to Miller.

BeautiControl's Austin Ranch plant will feature a redesigned processing system, including several clean rooms, and expanded research and development space. Pross Design Group Inc. of Dallas is the architect; ICI Construction Inc., also from Dallas, is the general contractor.
