Line 6 is scheduled to relocate to the 26580 Agoura Rd. building in the fall, according to Mark Sullivan of Studley, who represented Line 6 along with Studley's Josh Gorin and Andrew Lustgarten. As the building's primary tenant, Line 6 will occupy a majority of the first floor and the entire second floor, with first right of refusal for the balance of the building for future expansion.
Over the last 10 years, Line 6 has expanded both domestically and internationally, according to company co-founder and VP of human resources, Susan Wolf. She says the company needs additional space to accommodate its current and future business.
Sullivan notes that finding space for Line 6 required identifying an office building with a significant inventory of space that could house multiple soundproof studios and music jam rooms for research, development and musicians. The challenge was delivering a building with these specifications "in a market with very low vacancy due to its increasing popularity for corporate headquarters," Sullivan says.
According to Lustgarten, the vacancy rate for class A and class B office space in Calabasas is 6%, which includes both direct and sublease space. Built in 1986, Calabasas Tech Center is a 13.34-acre business park composed of seven high-tech industrial office buildings comprising nearly 287,000 sf. Other firms in the office park include Strix Systems, National Academy of Sports Medicine and Future Electronics. Arden Realty was represented in the Line 6 lease by Matt Heyn, David Solomon and Tom Dwyer of CB Richard Ellis and also in-house by Art Suazo.
