LEWISBERRY, PA-Two tenants re-up for an aggregate of 52,046 sf, taking occupancy in the 62,478-sf Distribution Plaza industrial/warehouse facility at 633 Lowther Rd. in Fairview Industrial Park to 100%. The tenants are locally based Integrated Biosciences Inc., a maker of medical devices and disposables, and Salem, VA-based Designed Telecommunications Inc.

Integrated Biosciences inked a long-term extension, expanding from 16,641 sf to 46,408 sf, and Designed Telecommunications downsized from 19,355 sf to 5,638 sf. Philadelphia-based AMC Delancey Group Inc. owns this building and a total of 566,202 sf in the Harrisburg area. "Because we have the resources, we were able to accommodate Integrated Bioscience's growth in the interim with additional space elsewhere until it could consolidate in Distribution Plaza," says Andrew Kleeman, AMC Delancey's VP of asset management. "At the same time, we were able to accommodate Designed Telecommunications' need for less warehouse space."

Brett Crans, property manager, represented the owner in both negotiations. Integrated Solutions was represented in house, and Bill Twigg in the Camp Hill office of Jack Gaughen Realtor represented Designed Telecommunications. The aggregate value of the two leases was $1.7 million, Crans tells GlobeSt.com. He says, "the going rate for flex warehouse/distribution facilities in the area is between $4 per sf and $4.50 per sf."

Distribution Plaza was built in 1973. It is one of six buildings aggregating 271,744 sf in Fairview Industrial Park. The park is now 89% leased, according to Crans. Kleeman tells GlobeSt.com that AMC Delancey plans construction of a new 40,000 sf spec office warehouse building here, "as soon as we lock down a tenant."
