The Pleasantville, CT-based Reverse Solutions LLC, a "reverse" logistics provider, took down as-is space at 827 Avenue H in a quick-turning look at eight buildings in the submarket, Robert O. Fulford II, vice president for Grubb & Ellis Co.'s Dallas office, tells GlobeSt.com. The dealmaker was the "ready to go" condition and eight dock doors, he says, adding owner, Chicago-based First Industrial Realty Trust Inc., aided the speedy decisionmaking and move-in because it "was easy to work with."
Space in the 61,180-sf warehouse is on the market for $3.35 per sf to $3.50 per sf net. First Industrial had in-house executive Mitch Pruitt negotiating terms for the Reverse Solutions' deal. The 47%-leased building's other selling point is a location near Interstates 30 and 360.
Fulford says the Connecticut company, which disposes of unclaimed or undelivered products for corporations, looked at Houston as well as Dallas for its first Texas location. "And, they chose Dallas," he points out, citing the close proximity to two freeways.
