The 10-year tenant, Houston-based Gulf States Toyota, will open a LEEDs-certified facility May 1 at 609 State Highway 121 and Toyota Motor Sales will get its keys in March to a 30,200-sf, class A flex office building at 611 SH 121, Tim O. Terrell, senior vice president and partner for Dallas-based Stream Realty Partners LP, tells GlobeSt.com. Dallas-based Jackson-Shaw Co. delivered the 93,550-sf Vista Point II Business Center last fall, hiring Terrell and Stream managing director and partner Chris Jackson to fill it.
Terrell says the $12 per sf, triple net rate, new space and location are driving interest in the now 60%-leased Vista Point II Business Center. "And we have enough solid deals to probably go to 80% pretty quick," Terrell says.
In November, he and Jackson signed TS Connections LLC, a title company, to 15,752 sf in a 35,790-sf building at 615 SH 121. The five-year tenant moves into its office next week from 2081 Hutton Dr. in Carrollton.
Senior Dallas brokers Henry Knapek with Transwestern Commercial Services bargained the deal for Gulf States Toyota and Cary Krier with Colliers International Inc. represented Toyota Motor Sales.
