LA MIRADA, CA-AMB Property Corp. has acquired a 203,850-sf warehouse from Ropak Industries for $13.8 million, according to Voit Commercial Brokerage. The asset is at 14585-14589 Industry Circle.
The transaction was brokered by Steve Lane of Voit's Irvine office and Mitch Zehner and Louis Tomaselli of Voit's Anaheim Metro office on behalf of the seller. Zehner, Tomaselli and Lane also represented the buyer. The sale was one of a series of industrial transactions that closed recently, including others in Simi Valley, Oxnard and Chatsworth.
In Simi Valley, Vista Outdoor Lighting acquired a 22,716-sf building at 1890 Voyager Ave. from Kha LLC for $2.8 million. The buyer, which also owns two additional buildings in the neighborhood, will use this third building to expand its manufacturing operations, explains Dennis Marciniak of GVA Daum's Woodland Hills office.
Marciniak represented both Vista and the seller. Vista, which manufactures and distributes of outdoor landscape lighting, is scheduled to occupy the facility in February.
The current tenant at Vista's new building at 1890 Voyager Ave. is Knurr Inc., which is relocating to a larger facility in Chatsworth in the five-year, $1.2 million lease of a 28,669-sf facility at 20740 Plummer St. Marciniak and Stuart Scott of GVA Daum represented Knurr in the lease.
Knurr will use the facility to design and manufacture racks and enclosures for the telecommunications, datacommunications and computer industries. The building owner, a partnership of two family trusts, was represented by Scott Caswell of Delphi Business Properties.
In Oxnard, GVA Daum reports that Sale-In-A-Box, a company that supplies sales event materials to auto dealerships, acquired a 19,380-sf industrial building at 1201 Maulhardt. The Maulhardt building represented the second of two simultaneous transactions totaling $3.4 million for the buyer, which needed additional space because it has doubled in size over the past year, according to Mike Walsh of GVA Daum.
Walsh represented Sale-In-A-Box, which bought the property from two private investors who were represented by Grant Harris of Colliers Seeley and Mitch Conlee of GVA Daum. Walsh also represented Sale-In-A-Box in the sale of its former headquarters at 351 Candelaria in Oxnard to Western Computer for $1.3 million.
Western Computer was represented by Scott of GVA Daum. Sale-In-A-Box expects to move into the Maulhardt building in March.
