ELK GROVE VILLAGE, IL-It will take at least two tenants to replace former owner Kuriyama of America Inc. at 1221 Landmeier Rd. However, Venture One Services has signed Legacy Transportation Services Inc. to a 46,000-sf lease, nearly 40% of the building.
Riverwoods-based Venture One Real Estate paid $3 million for the 118,388-sf building on 4.7 acres nearly two years ago in a sale-leaseback deal that gave Kuriyama of America time until its new facility in Schaumburg was complete. Although terms were not disclosed, Venture One Real Estate's asking net lease rates start at $3.65 per sf. Venture One Real Estate also has the building on the market, with an asking price of $5.2 million.
Podolsky Northstar Realty Partners principal John R. Homsher, CCIM and senior vice president Steven H. Tick, represented San Jose, CA-based Legacy Transportation Services, which will use the warehouse space to store medical equipment.
