ROMULUS, MI-Liberty Property Trust of Malvern, PA has launched construction on a 425,000-sf industrial speculative building on part of its Liberty Ecorse Industrial Development. Though a construction price was not released on the project, sources report that costs are approximately $40 per sf.
The property, located on Ecorse Road near Cogswell Street and east of Interstate 275, will be completed in May 2006 according to Joe Trinkle, city manager and vice president of Liberty's Southfield location.
"This is the third building of a four-building master plan," he tells GlobeSt.com. Buildings one and two, which total 550,000 sf, are 100% leased. No tenants have signed leases on the under-construction property as of yet, however Trinkle says there has been much interest and some activity. The quoted lease rate is $4.95 per sf.
In addition to new building construction, the 250,000-sf building two, leased by PlasTech Engineering, is undergoing an expansion to 275,000 sf, with completion anticipated April 2006. "PlasTech bought out the former company there, and this renovation is an effort to reorient the company's interior operations to become more operationally efficient," Trinkle explains. "They're relocating equipment to produce a better bumper."
Trinkle could not release financial details on the expansion, but acknowledged that PlasTech is expanding the terms of its lease. There is no groundbreaking scheduled for a fourth facility on the property at this time.
