Golden and Moot, brokers with the Atlanta office of New York-based Newmark Knight Frank, couldn't be reached by GlobeSt.com's publication deadline to learn full details of their proposed venture. However, local marketers and brokers who have learned of the project tell GlobeSt.com the Central Avenue undertaking in Hapeville will comprise 1,000 condos, townhomes, single-family residences and an undetermined amount of retail-restaurant space.
Ford employs 2,322 workers at the plant. Although Hapeville's permanent population is 6,180, the city attracts more than 60,000 people during the day when vendors, suppliers, sales people, airlines personnel and office workers travel in and out of the area, according to Hapeville city hall sources. Hapeville's major employers are Delta Air Lines and a Wachovia technology center.
Anticipating Ford's departure, Hapeville created a new urban village zoning two months ago to encourage mixed-use village projects such as the Golden-Moot undertaking, according to sources at city hall. The automaker pays the city about $1 million in taxes and other fees annually, about 9% of the city's budget, Hapeville city hall sources confirm for GlobeSt.com.
Ford makes the Mercury Sable and Ford Taurus models at the Hapeville plant and has an annual payroll of $150 million, according to the Georgia Department of Industry, Trade and Tourism.
