ALBANY-Barnes & Noble Inc. has signed a lease for 33,000 sf at the 1.25-million-sf Colonie Center mall here. Feldman Mall Properties Inc., a Great Neck-based REIT, estimates the cost of the build-out for the store will be in the $3.5-million to $4-million range.

Construction will begin sometime this year and it is scheduled to open in April 2007. It will replace an existing store at 20 Wolf Rd. Shannon Older of the locally based Dartmouth Co. represented Barnes & Noble.

Feldman is currently engaged in a $50-million redevelopment of Colonie. Much of the major construction associated with the redevelopment effort should be complete by the late summer. Other major tenants include Macy's, Sears, Boscov's, Christmas Tree, FYE, Steve & Barry's, Victoria's Secret, American Eagle and Bath & Body Works.

There have been three other major lease signings of late at the property. Regal Cinema took 60,000 sf, the Cheesecake Factory signed on for 10,000 sf and PF Chang's China Bistro committed to 7,000 sf.
