LIVONIA, MI-The Medical Team, a nurse-staffing center headquartered in Virginia near Washington, DC, has expanded in the Detroit area through a five-year, 4,264-sf lease for two suites at Laurel Office Park III.
The transaction marks the healthcare services organization's second location in Southeast Michigan, with one in existence in Southfield. The Medical Team is located throughout Louisiana, Texas and Virginia.
The tenant has a scheduled move-in date on March 1 for the property, located at 17197 Laurel Park Place. But according to Daniel Sulzer at L. Mason Capitani Inc. in Troy, the Medical Team is likely to move into at least one of the offices as early as the first week in February.
"The one suite only needed carpeting," explains Sulzer, who with colleague Mason L. Capitani, represented the tenant. Ray Husband and Daniel Canvasser of Grubb & Ellis Co.'s Southfield office represented the landlord, Levine Property Management, in Livonia. The other suite, which is across the hall and catty-corner, required a complete build-out, Sulzer continues. "It was raw space; it required putting up a couple of walls and a door," he tells GlobeSt.com. While one of the suites will be used for nurses, the other will be used for business activities, he adds.
The quoted lease rate for the 221,000-sf Laurel Office Park III is $19.75 per sf, and Sulzer notes that TIs were negotiated in the lease. The Medical Team has no further plans for expansion in the area at this time. Laurel Office III, constructed in 1988, is one of three facilities at the Laurel Office Park complex.
