Terms of the lease were not disclosed, and calls to Amera were not returned by deadline. According to a fourth-quarter 2005 report from Cushman & Wakefield, the average asking class A office rental rate here is $28.83 per sf. Amera was represented in house, and Terry L. Beal of Blackacre Advisors represented State Farm in the negotiations.
One Charter Place is the first component in Amera's master-planned, three-million-sf Downtown Coral Springs mixed-use complex on approximately 138 acres. This building is expected to reach completion this fall. The project, a public/private partnership between Amera and the city's Community Redevelopment Authority, calls for up to 1,674 residential units along with retail, commercial and parkland development. Other partners in the Downtown Coral Springs project are locally based Barron Commercial Real Estate and Solomon Cordwell Buenz & Associates, a Chicago-based architectural firm. Bonita Springs-based WCI Communities will partner with Amera in developing the project's residential component.
