HARTLAND TOWNSHIP, MI-A joint venture between Landmark Properties, LLC of Chicago and Flint-based Mansour Development Inc. is ready to break ground on Hartland Crossings, a $100-million, 882,000-sf, open-air lifestyle center.
The property, which sits on 164 acres, will be located at the corner of US Highway 23 and M-59. Construction is slated to begin during late spring 2006, with a one- to five-year build-out period. Once completed, it will be the largest retail center in the county.
"It'll be a slow build-out, with market forces dictating a lot of it," comments Bill Chalmers, director of development with Landmark's Shelby office.
The deal to build the center was technically on hold until Landmark could acquire a 60-acre parcel owned by Hartland Township that adjoined acreage slated for the new center. On Jan. 24, the township board approved selling the 60 acres to Landmark, for $3.3 million, with Landmark agreeing to various infrastructure improvements, including paving portions of Clark and Dunham roads and relocating a decommissioned sewer plant.
Chalmers tells GlobeSt.com that with ground-breaking plans under way, no tenants have been signed but formal approval for a retail anchor will be obtained by early February. Leasing availability will range from 1,500 sf to 200,000 sf with outlots of various sizes.
The leasing agent is Landmark Commercial Real Estate Services in Farmington Hills. Other entities involved in the project include the architect, Carroll Associates Architects, Ltd. of Palatine, IL and engineering will be handled by Atwell-Hicks Development Consultant's Shelby Township office.
