Kraton Polymers will move into 30,000 sf and Zimmer Worldwide Logistics is taking 5,870 sf in the 21-year-old building at 15710 JFK Blvd. "They searched the market, narrowed down their choices, and selected the property as the place to be," says Michelle Wogan with Houston-based Transwestern Commercial Services. She represented World Houston's owner, KBS Realty Advisors of Newport Beach, CA.

Wogan tells GlobeSt.com that the tenant improvements for Zimmer were small, mainly cosmetic updates while Kraton's build-out was more extensive. Zimmer has just relocated from 14950 Heathrow Forest Pkwy. and Kraton, coming from 700 Milam Rd., is slated to arrive in the spring.

Jared Andresen and Paul Wittorf with Transwestern's Houston office represented Zimmer in the transaction. Kevin White of the Real Estate Co. in Dallas brokered terms for Kraton.

The space is on the market for $19 per sf to $21 per sf. The deals push occupancy to 92% in the 216,777-sf, eight-story building.
