"We actually were very fortunate because we were able to fill that space as another tenant was leaving," Matt Byrd, vice president of locally based Hillwood Properties, tells GlobeSt.com. He says the Houston-based EGL Eagle Global Logistics has just cranked up a distribution center in Commerce Center 2 at 15001 Peterson Court, a 136,167-sf office/warehouse that maintained its 100% occupancy with the immediate backfill. "As that space became available, we were able to coordinate with them," he says, "and they moved in as the other company moved out."
EGL Eagle, signing a direct deal building, now is working on a possible expansion in the three-tenant building, according to Byrd. The supply chain management center, which had been operating out of 15350 Vickery St. on the city's east side, will be used as a primary distribution point for parts and equipment manufactured at the Bethesda, MD-based Lockheed Martin Corp.'s Fort Worth plant.
According to Grubb & Ellis Co.'s most recent industrial report, distribution space in the submarket hovers $3.30 per sf annually, triple net.
