Designed by the Los Angeles office of DMJM Architects, the project is being developed on a 1.2-acre site, with Irvine-based Snyder Langston as the project's general contractor. The project will include an adjacent six-story parking structure providing parking at the ratio of six stalls per 1,000 sf of building space. The structure will be designed and built by ARB Inc. of Lake Forest.

The building is being developed in the original Koll Center Irvine South Campus, which is now known as Von Karman Towers. Scheduled to be completed by the spring of 2007, it is being designed with floor plates of 23,000 sf, each with eight corner offices.

The joint venture of Houston-based Hines and Fort Worth-based Crescent Real Estate Equities that is building the project is called Hines/Crescent Irvine. The site, which was a surface parking lot before the joint venture acquired it for development, has been planned for some time as the location of a fourth and final office building for the Von Karman Towers campus.
