The Charlotte, NC-based Brooks, needing immediate expansion room, moved into in the 129,400-sf Great Southwest I at 902 Avenue R, owned by Kennedy Associates Real Estate Counsel Inc. of Seattle. Michael Stanzel with NAI Robert Lynn in Dallas tells GlobeSt.com that Brooks' search took several months because the executive team was looking for just the right combination of office to warehouse space so it could double the distribution center's size when it moved from 1121 E. Avenue J. "It just fit the bill perfectly," he says, citing a 2,500-sf office area and warehouse space with 22-foot clear heights. The move, he adds, coincided with a lease expiration.
Dallas broker Tom Dodge, now with Stream Realty Partners LP and formerly with Trammell Crow Co., represented the building owner, who has 54,124 sf open in the three-tenant building. Stanzel says Brooks, a wholesaler of fire extinguishers parts and products, took over space emptied a couple years ago by the Wizards of the West Coast. Comparable space in the Upper Great Southwest submarket is quoted at $2.50 per sf to $3 per sf net.
