The center, located at 6900 FM 1960 East, has a pad site and 30,000-sf box open, but Shawn Ackerman in Henry S. Miller Commercial's Houston office tells GlobeSt.com that the pad site could be leased within two weeks. "There are no takers as yet on the big box," he adds. Ackerman and colleague Jason Gaines represented the local property owner, FPA Atascocita Partners LP.

Talks opened at the market rate of $8 per sf to $15 per sf, with another $5 per sf for tenant improvements. The plan is to open doors by the end of this month. "We had to totally remodel the space," Ackerman says. "But this is inline space, it used to be a day spa, so for them, it was a pretty good fit." The 24-year-old center was renovated last year.
