SOUTHGATE, MI- A General Motors Corp. supplier is expanding from its current address at Grosse Ile to more space, signing a deal for 55,000 sf in a 98,000-sf property. Solo World Partners LLC signed the five-year deal for a portion free-standing industrial building at 13725 Pennsylvania Rd. The plans are to use the space for office, warehouse and distribution duties as for product inspections.

The asking price on the lease is $5.25 per sf, gross, and according to Randall Allman of Grubb & Ellis' Southfield office, the tenant signed a deal for just south of the quoted rate, with an increase in the lease's third year. "The remainder of the space is vacant at this point, but the tenant is slated to absorb all of it before the third quarter of this year," he says. "They have the right of first refusal." Allman, with colleague James McClowry, represented the tenant and the building owner, Artic Rentals LLC of Canton.

Solo, with headquarters at 9510 Groh Rd. in Grosse Ile, plans a move-in shortly, following completion of the build-out. "They're minor build-outs, not more than $50,000," Allman says. The tenant inspects automotive components from overseas before they end up on GM's assembly line, and Allman tells GlobeSt.com that the company needed more space for its tasks and storage.

The space had recently been vacated by Johnson Controls Inc., another automotive supplier headquartered in Detroit, which has consolidated many of its operations. "We toured the entire market, and Solo selected this site because of its proximity to Grossville," Allman adds. "It didn't move them too far off the beaten path."
