SAN DIEGO-Ortho Organizers and RD America Inc. have signed a lease deal totaling more than 157,000 sf in Carlsbad and Miramar, respectively. The total consideration for the transactions totals more than $18 million.Ortho Organizers, a company that provides orthodontic products to dentists, will occupy 64,115-sf in the Carlsbad Research Center. The seven-year lease was signed with the Blackmore Co. for $6.9 million.The building is located at 1822 Aston Ave. in the Carlsbad Research Center, a 560-acre master-planned business park. Built in the 1980s, the property is located near two Interstate-5 freeway interchanges at Palomar Airport and Cannon roads.Last year, the property added nine office/R&D buildings in a project called the Faraday Spectrum. The expansion project is situated on 4.6 acres. The park also added the first office condominiums to its list of property types last year, the first built in San Diego County in more than 20 years. Balfour Corporate Center was completed in a joint venture between Aliso Viejo-based Shea Properties and San Diego-based developer Lawrence Woodward.Lannie Allee and Roger Carlson with CB Richard Ellis represented the Blackmore Company in the Carlsbad Research Center signing, while David Marino and Irving Hughes represented Ortho Organizers.In the second deal, RD America Inc., doing business as Restaurant Depot, inked a $12.3-million, 15-year lease with Manulife Insurance. The company is set to occupy 93,139 sf at 7466 Carroll Rd. in Miramar.Restaurant Depot supplies restaurants, hotels and other food establishments with bulk food items and restaurant supplies. Dean Asaro with CB Richard Ellis represented both Restaurant Depot and Manulife Insurance.
