IRVINE, CA-Western States Technologies Inc. has spent $6.3 million for two fully leased Irvine Spectrum properties and now owns 11 buildings in the office complex. The Irvine office of the Los Angeles-based company bought a 22,414-sf industrial property at 1 Mason for $3.9 million and a 7,934-sf corporate headquarters building at 8 Autry for $2.4 million.
Western States bought the industrial building from JWE Corp., with Jeff Mitchell of the Irvine office of Voit Commercial Brokerage representing both the buyer and the seller. The building features a cantilevered second floor office and covered parking.
Seller JWE Corp. is a provider of integrated technology for the home building industry. JWE will continue to occupy 100% of the building in a five-year lease with Western States Technologies.
The office building, which Western Technologies bought from a private investor, also includes warehouse space and is 100% occupied by Sonnet Technologies Inc., a provider of upgrades for Apple Macintosh computers and iPod digital music players. Both the seller and Western States, which owns and manages more than one million sf of property in Southern California, were represented by Gregg Haly of the Newport Beach office of CB Richard Ellis.
