A half dozen offers rolled in for Windcom Court's building two, says David Tuttle with Marcus & Millichap Real Estate Investment Brokerage Co. in Dallas. "We went with one of our early offers," he tells GlobeSt.com. "He didn't hit the full price, but he was very close to it." The single-story building on one acre at 6105 Windcom Ct. was developed by Moshe Golan, owner of Golan Construction.
Tuttle says Golan intends to pump the proceeds into his next project, which is expected to be another multi-tenant, office building. Golan, who sold the first Windcom Court building in summer 2005, has been making inroads into the office and medical office sector after building a reputation as a North Texas homebuilder and developer of small shopping centers.
Tuttle says the new owner is looking to gain upside by filling the building's 27% vacancy. About 80% of the tenants are doctors or medical-related businesses. Greg Blandford, executive vice president for Castlebrook Realty Group in Dallas bargained behalf of the buyer, a private investor from Dallas. Tuttle, Patrick Giles and Robert Blanshard, also in Marcus & Millichap's Dallas office, represented Golan.
