Lighting Firm Consolidates in 533,000 SF

MORENO VALLEY, CA-Minka Lighting, a supplier of lighting products for Home Depot, has signed a seven-year, $14-million lease for a build-to-suit warehouse of nearly 533,000 sf at Centerpointe Business Park, according to Voit Commercial Brokerage. Mitch Zehner of the Anaheim Metro office of Voit Commercial reports that Minka will consolidate its distribution operations at the business park, which is a development of Chicago-based Ridge Properties Trust.Zehner and Louis Tomaselli of Voit's Anaheim office represented Minka, with Jeff Ruscigno of Lee and Associates representing the landlord, Ridge Property Trust. Zehner notes that Voit acted as consultants to Minka Lighting for two years to decide the most effective way for it to consolidate the distribution operations.Zehner says that the lighting firm considered a host of factors before choosing the Moreno Valley location, including employee benefits, location, cost and future growth plans. The new facility, at 23700 Cactus Ave., will consolidate operations from two buildings totaling 235,000 sf in Corona, where Minka's corporate headquarters will remain.Minka's build-to-suit is the first building developed at Centerpointe Business Park, a 12-building mixed-use project totaling approximately 2.3 million sf. Centerpointe is being designed for Ridge Properties by Hill-Pinkard Architects. The build-to-suit is scheduled for completion in August, with the remaining 11 buildings expected for completion over the next two years.Ridge Property Trust is a specialist in corporate real estate development, investment, and financing services. The company focuses on warehouse, distribution and manufacturing facilities throughout North America. Minka Lighting's parent company is the Minka Group, which is a leading decorative lighting company that distributes to more than 2,100 independent lighting showroom dealers and national accounts such as the Home Depot, Expo Design Center, the Great Indoors and Restoration Hardware.
