WARREN, MI-Pogoda Management Co. of Farmington Hills has signed on to manage Safety Mini-Storage, a 60,000-sf storage property on the metro area's north side. The facility was built in 2000.
Located at 2420 E. 14 Mile Rd., the property has an occupancy hovering around 85%. However, Maurice Pogoda, the firm's president, notes that the figure could be somewhat generous. "There are a lot of non-paying tenants in that facility," he comments. "Somewhere in the neighborhood of one-third aren't paying at this point."
Pogoda tells GlobeSt.com that the property, which has been renamed National Storage Center of Warren, is undergoing an audit to determine who are the paying tenants and who aren't, and exactly how many spaces are occupied. "When we take over properties, we find a lot of freebies or sweetheart deals being given," he adds.
He says other "clean up" activities are being implemented, including placing tenants on a Pogoda-authorized lease, changing operating hours and bringing in new management. "Basically, we try to get these back to ground zero and start from scratch," Pogoda says.
The company, which is one of the largest self-storage operators in Michigan, provides brokerage, management and consulting services to the niche industry. On the "management" side, Pogoda is examining four additional properties that "are in similar situations as Safety Mini-Storage," Pogoda says. The firm has most recently taken over management of the 19,420-sf Brighton (MI) Self-Storage Facility, a recently completed facility.
