Michael Stanzel with NAI Robert Lynn in Dallas tells GlobeSt.com that the direct deal was signed practically at "first sight." The school's principals, led by Marilyn Franklin of Dallas, had toured another building in the area, saw the 2002 N. State Highway 360 building and sealed the deal for the former Siemens Energy & Automation Inc. space. Stanzel says the long-time Siemens lease ran out just two months before Franklin and her partners started negotiations for the flex space, citing the freeway visibility as the dealmaker.
Stanzel says the school's space is being outfitted with 13,000 sf of office area for classrooms. The building, with 11,284 sf still vacant, is being marketed with a $5 per sf net quote.
