GMA Garnet USA Inc., headquartered in Perth, took advantage of Norway-based Plugging Specialists America LLC's consolidation and move-out at 4330 Brittmoore Rd. to get space for its first US distribution center. The inbound tenant is a manufacturer of garnet products, which are used as cleaning and waterjet abrasives.
"We went in asking 50 cents triple net and they came in real close to that," Jay Jenckes, with Grubb & Ellis Co.'s Houston office, tells GlobeSt.com. The deal's sole broker says the building owner, Chapman & Cole Investments of Houston, also is more than amenable to a lease extension when the two years run out.
"Northwest Houston is a hot area and there's a lot of demand for anything between 10,000 sf to15,000 sf," Jenckes adds. He says the three-year-old building is in good condition, driving GMA Garnet to take over as-is space.
